Design Storey

Location: Hyderabad, Telangana (primary) Travel: Work will mostly be in Hyderabad. One visit per week to Shadnagar (~1 hr from Hyderabad). Occasional out-of-state travel (~1/month). Type: Full-time, on-site role at active project locations About the Role You’ll own day-to-day execution at residential project sites (civil + interior works). This includes coordinating contractors, tracking materials, enforcing quality & safety, and ensuring work matches drawings, specifications, and timelines. You’ll be the on-ground link between the directors, architects/engineers, and vendors. What You’ll Do Project Execution & Quality Supervise daily site activities against drawings, specs, and schedule (civil: foundations, columns, plinths, beams, brickwork, RCC; interiors: plumbing, electrical, HVAC , tiling, carpentry, paint). Conduct quality checks (checklists, WIR/MIR), snag and re-work closure; ensure correct methods and workmanship. Plan daily/weekly targets with contractors; drive productivity and resolve on-site technical issues. Maintain site diary/DPR , photo logs, progress trackers; support measurements (M-book) and client/contractor billing (RA bills). Material & Cost Control Prepare material indents from BOQ/drawings; track deliveries, GRNs, and consumption; prevent pilferage/wastage. Coordinate with suppliers for on-time deliveries ; maintain inventory & reconciliation . Government Liaison (as needed) Prepare/apply/follow-up for permissions at MRO, Municipal Office, Collector, Sub-Registrar, Police, Survey Dept. etc. Keep records of submissions, approvals, and fees; update stakeholders on status. Planning, Vendors & Documentation Prepare/verify BOQs from drawings; assist with RFQ process, vendor/contractor evaluation , and negotiations on price/quality. Coordinate with architects, structural & MEP consultants ; ensure site execution reflects latest revisions (RFI/DRN control). Enforce EHS (PPE, toolbox talks, housekeeping); report near-misses/incidents. Reporting & Communication Submit weekly progress reports (time, cost, quality), risk flags, and look-ahead plans. Escalate critical issues early; keep directors informed with clear, concise updates. What You’ll Bring Diploma/Bachelor’s in Civil Engineering (preferred). 4–7 years supervising residential construction (mix of structural + finishing). Strong at reading drawings (architectural, structural, MEP) and converting them into day plans. Working knowledge of AutoCAD (mandatory). 3D tools (SketchUp/3ds Max/Revit) are a plus. Proficient with MS Excel/Google Sheets (DPRs, measurement sheets, trackers). Hands-on with MEP coordination (plumbing, electrical, HVAC) and finishing sequences. Familiar with municipal permissions workflows and site compliance. People & vendor management : deploy crews effectively; set expectations; close punch items. Languages: English + Hindi/Telugu preferred. Mobility: Two-wheeler licence; comfortable with weekly travel to Shadnagar and monthly out-of-state trips. Nice to Have Experience with landscaping, swimming pools , waterproofing, façade works. Exposure to BBS , bar charts/Primavera/MSP look-aheads, and cost control basics. Prior work in custom villas, high-end interiors , or gated communities. Success Metrics (KPIs) Schedule adherence: % tasks completed per plan; delay days prevented. Quality: snag density & closure time; re-work %. Cost/Material control: variance vs. BOQ; wastage rates; inventory accuracy. Compliance & Safety: zero major incidents; timely permit closures. Reporting discipline: on-time DPR/WPR with clear risks & mitigations. Work Hours & Benefits On-site role; hours aligned to site operations (some weekends/early starts as needed).
