Role Overview: The position Projects (Civil) is responsible to lead and oversee the planning, execution, and delivery of large-scale civil construction projects such as high-rise residential and institutional developments. The role demands strong technical knowledge, leadership, and project management expertise to ensure timely completion, cost control, quality adherence, and compliance with safety and statutory norms. The position involves close coordination with design architects and other consultants, contractors, and project management teams to ensure all works are executed within approved budgets, timelines, and institutional quality standards. Key Responsibilities: 1. Project Planning, Coordination & Execution. a) Lead end-to-end project management from conception to handover. b) Lead and handle project team, PMC team, Architect-consultant and contractors team to ensure timely and smooth execution of overall project works in line with project time line and budgeted cost. c) Develop project execution strategies, schedules, and resource plans. d) Ensure adherence to design specifications, construction drawings, and contractual obligations. e) Lead civil and other design reviews, ensuring integration with architectural and structural elements. f) Develop and monitor project work schedules aligned with the master project timeline budgets, and milestones g) Coordinate with consultants, contractors, and internal teams to resolve design and execution issues. h) Develop and update cost plans during various design stagesconcept, schematic, and detailed design. i) Monitor overall project work progress and scheduled site visit to ensure the work execution shall be in line with quality requirements. j) Benchmark project costs against similar institutional projects for validation. k) Conduct value engineering exercises to optimize cost without compromising functionality or quality. 2. Tendering and Procurement Support a) Review of tender BOQS along with technical specifications and Drawings of MEPF works in line with requirements Prepare tender documents, including scope of works, technical specifications, and pricing schedules. b) Support the evaluation of pre-qualification bids and tender submissions. c) Analyse bid comparisons, recommend award of contracts, and assist in negotiation with vendors and contractors. d) Maintain a structured tender database for future reference and institutional use. e) Coordinate with external Architect, consultant, vendors and internal stakeholders and project team. f) Handling Procurement as per project requirement including Tendering, Negotiating with bidders, preparation of cost plan at different stages. 3. Budget and Cost Control a) Assist in preparing civil project works cost estimates, BOQs, and value engineering proposals. b) Monitor project-related expenditures and control variation orders. c) Review contractor claims, variation orders, and Extension of Time (EOT) requests. d) Certify interim and final bills of vendors / contractors in coordination with the project and finance teams. e) Prepare and review tender documents, cost estimates, and vendor evaluations. 4. Quality and Safety Compliance. a) Ensure all civil project works comply with local building codes, safety standards, and environmental regulations. b) Coordinate with authorities for necessary permits, inspections, and approvals. c) Review and approve engineering drawings, BOQs, and technical specifications d) Conduct regular site inspections to ensure construction quality and workmanship. e) Implement quality assurance plans and ensure compliance with industry standards (IS Codes, NBC, etc.). f) Ensure strict adherence to HSE standards and site safety protocols. g) Enforce safety protocols, ensuring zero-incident construction sites. h) Ensure all statutory and environmental compliances are met. i) Liaise with local authorities and statutory bodies for necessary approvals. 5. Team Leader ship & Coordination. a) Lead and mentor project teams including engineers, supervisors, and contractors. b) Coordinate with internal departments Planning, Procurement, QS, and Finance. c) Ensure alignment between on-site teams, management, and stakeholders. 6. Documentation and Reporting a) Prepare weekly/monthly progress reports and dashboards for management review. b) Maintain complete documentation of design revisions, approvals, and commissioning certificates along with MIS reports. c) Highlight potential risks, deviations, and corrective action plans. 7. Skills and Competencies: Excellent project management, planning, and scheduling skills (MS Project / Primavera) Proficiency in AutoCAD, MS Excel (advanced), or similar software. Sound knowledge of IS codes, construction methodologies, and QA/QC procedures. Proficiency in English speaking and communication. In-depth understanding of CPWD specifications, DSR rates, and contract formats . Analytical mindset with strong attention to detail and numerical accuracy. Ability to handle multiple contractors and large workforces efficiently Preferred candidate profile Experience in educational, institutional, or campus development projects (IITs, NITs, IIMs, Central Universities, or large private institutions. Experience working with reputed PMCs, architects, or contractors such as, NBCC, L&T, or Tata Projects.
