BIM Estimator

We are looking for an experienced BIM estimator in construction projectsby using BIM tools to create accurate cost estimates based on 3D Models and 3D Scan data .

Responsibilities:

• Analyze project requirements based on client scope, scan quality, and deliverable level (e.g., LOD 100-500).
• Interpret architectural, structural, MEP, or heritage modeling needs from laser scan data.
• Review point cloud files (e.g., .rcp, .e57, .las) for quality, completeness, and usability
• Estimate time and effort required to process scans into accurate BIM models.
• Estimate man-hours and software/hardware resources needed to model scanned environments.
• Prepare detailed quotations or proposals based on modeling complexity, LOD, and turnaround time.
• Break down models into zones or components (e.g., walls, pipes, HVAC systems) and assign cost/time values.
• Use historical data from similar projects to benchmark effort and pricing.
• Coordinate with scan technicians and BIM modelers to understand modeling methods, tools, and limitations.
• Adjust estimates based on internal feedback on modeling difficulty or unusual conditions in the scans.
• Provide technical justifications for pricing and delivery timelines.
• Prepare formal estimation documents including assumptions, exclusions, deliverables, and timelines.
• Maintain an internal database of projects for continuous pricing accuracy improvement.
• Identify risks such as incomplete scans, occluded areas, or inaccessible spaces.
• Build in contingencies for rework or additional modeling.
• Collaborate with the sales or pre-sales team to price Scan to BIM services competitively.
• Provide input during proposal writing and contract negotiations.
