Role Description This is a full-time, on-site role for a Building Maintenance Manager located in Gurugram. The Building Maintenance Manager will oversee the daily maintenance and management of our serviced apartments. Responsibilities include ensuring all facilities are in good working condition, managing routine inspections, handling repairs, and coordinating with the facility management team. Additionally, the role involves budget management for maintenance operations and effective communication with stakeholders to address any issues promptly. Key Responsibilities General Facility Maintenance Handle resident requests for repairs, upgrades, or installations. Inspect units for potential damage, schedule necessary repairs, and ensure preventive and corrective maintenance is completed promptly. Carry out minor repairs and supervise teams handling plumbing, electrical, HVAC, and carpentry issues. Maintain logs and daily reports on all maintenance activities. Technology & Security Systems Oversee installation, upkeep, and troubleshooting of CCTV surveillance systems to guarantee security coverage. Ensure optimal functioning of OTT (Over-the-top media services), Internet, and Tatasky DTH systems in both common areas and individual apartments—handle vendor coordination, installation, and routine checks. Coordinate with external vendors for service upgrades or troubleshooting on technical platforms. Vendor & Contractor Management Liaise and negotiate with vendors for pest control, gardening, and other specialized services. Track vendor performance, ensure contract compliance, and oversee quality and timely delivery of outsourced services. Environmental & Grounds Management Direct groundskeeping staff in gardening, landscaping, and outdoor area maintenance. Develop schedules for watering, pruning, cleaning, and pest control to maintain attractive and healthy greenery. Administer pest control treatments and ensure compliance with safety standards for both interior and exterior areas. Administrative Responsibilities Plan and manage maintenance budgets, monitor expenses, approve invoices, and track expenditure against targets. Recruit, train, and direct maintenance staff, assign tasks, and schedule shifts. Prepare reports for senior management on maintenance status, upgrades, safety compliance, and incidents. Maintain records related to scheduled and unscheduled maintenance, safety certifications, and equipment warranties. Regulatory & Safety Compliance Conduct regular inspections and ensure all systems (mechanical, electrical, fire safety, and others) meet local and national safety regulations. Schedule and record fire drills, equipment tests, and compliance audits.
