Role & responsibilities 1. Land Acquisition & Property Law: - Lead, strategise, and oversee all land acquisition initiatives, including outright purchases, joint ventures, and development agreements. - Ensure compliance with local land laws, RERA, and other statutory requirements. - Review, negotiate, and finalise land purchase agreements, title clearance documents, MoUs, sale deeds, and conveyance documents. 2. Legal Due Diligence: - Conduct thorough legal due diligence for land and property transactions. - Identify legal risks and provide actionable solutions to mitigate them. - Ensure a clear and marketable title of properties before acquisition or development . 3. Litigation & Dispute Resolution: - Manage and oversee property and land-related litigation. - Coordinate with external counsel and represent the company in courts, tribunals, and regulatory bodies. - Ensure efficient resolution of disputes related to land titles, encroachments, and tenancy. 4. Regulatory & Statutory Compliance: - Ensure full legal compliance with applicable laws, including RERA, Urban Land Ceiling Act, Stamp Duty Acts, Registration Acts, Environment Regulations, etc. - Liaise with local government bodies, municipal corporations, and legal authorities. 5. Documentation & Contract Management: - Draft, review, and vet commercial contracts, lease deeds, construction agreements, service contracts, and NDAs. - Maintain a centralised repository of legal documents and ensure documentation hygiene. - Coordinate with external legal consultants and law firms as needed. - Drive legal best practices and continuous improvement initiatives. Preferred candidate profile - Qualification: LLB / LLM from a reputed university. - Experience: Minimum 3+ years of core legal experience, especially in real estate, infrastructure, or property law. - Location Preference: Candidates with prior experience in West Bengal land laws or Eastern India markets will be preferred. Skills Required: - Strong command over property law, transfer of property, contract law, and corporate legal practices. - Proven track record in managing complex land acquisitions and title clearances. - Excellent negotiation and interpersonal skills. - Sound understanding of RERA and local regulatory frameworks.
