Architect

Job Summary

The Architect will be responsible for architectural planning, design development, coordination with consultants, and execution support for residential and/or commercial real estate projects. The role ensures that designs comply with statutory norms, are cost-effective, aesthetically sound, and executable within project timelines.

Key Roles & Responsibilities

Design & Planning

• Prepare and checking of concept designs, schematic layouts, and detailed architectural drawings.
• Develop unit plans, floor plans, elevations, sections, and 3D concepts.
• Ensure optimum space utilization, functionality, and market suitability.
• Review and finalize material specifications and finishes.

Statutory & Approvals

• Ensure compliance with local development control rules, NBC, fire norms, and environmental regulations.
• Prepare and coordinate drawings for municipal, fire, airport authority, and other statutory approvals.
• Coordinate with liaison consultants and authorities during approval stages.

Consultant Coordination

• Coordinate with structural, MEP, plumbing, fire, landscape, and faade consultants.
• Review consultant drawings for architectural integration and clash avoidance.
• Ensure all drawings are aligned and issued as GFC (Good for Construction).

Site & Execution Support

• Provide architectural clarifications and revisions during execution.
• Conduct site visits to check design intent, quality, and workmanship.
• Resolve site-related design issues in coordination with the project team.
• Review shop drawings, mock-ups, and material samples.

Cost & Value Engineering

• Assist in cost optimization and value engineering without compromising design quality.
• Coordinate with QS / contracts team for BOQ alignment with drawings.
• Support tender drawings and technical clarifications.

Documentation & Reporting

• Maintain proper drawing control, revisions, and approvals log.
• Prepare presentations for management, investors, and marketing teams.
• Support branding and marketing collaterals such as brochures and sample flats.
