Job Purpose The person in this role will be responsible for providing proactive, in-depth, legal, business focused advice to Senior management, Non-litigation Management ,Due Diligence in Land, legal and Overall management of legal department Principle Accountabilities Structuring of Deals, identifying issues to be resolved/settled before land acquisitions of new projects / ventures / to minimize the risk and make provisions for legal support. Keeping the senior management in all departments of business informed of development in laws and regulations that potentially affect the business. Handling the legal affair of the Company includes all Real Estate documentation of Company, Financial Documentation, Non litigation and Regulatory issues. Verifying the title of the land/ property, conducting legal due diligence/ title search, public notice and preparing title certificate of projects under acquisition Briefing Solicitors, Advocates and Counsels in various matters. Drafting and vetting various legal, commercial documents include deeds, contacts, agreements, MOUs, title deeds, transfer for sale, land purchase etc. pertaining to property. Liaising with Departmental Heads, Govt. Bodies and Management and ensure all legal compliance are adhered to. Analysing and identifying the legal risks and implications of all the business transactions. Building and developing a high skill team to provide adequate Legal support to the Organization. Education Essential: LLB or LLM Essential: A minimum of 8+ years of experience in Real Estate /Construction industry . Experience in drafting/conveyancing due-diligence , litigation, non-litigation and vetting the various legal documents in Real Estate industry ( Land acquisitions ,redevelopment etc) Experience Handled various assignment of Real Estate project in Thane , Navi Mumbai ( Bhiwandi/Kalyan/Thane) Essential : Ability to multi task and work under tight deadlines while maintaining consistent quality and adherence to process / policy Analytical/ interpreting skills relating to various regulations and laws governing real estate. Skills & Abilities Excellent verbal and written communication ( English/ Marathi and Hindi) Demonstrate proactive approach to problem solving with strong decision making capabilities Good influencing skills
