Job Title: Accounts Manager / Senior Accountant Location: Amit Realty Group, Kolkata, West Bengal, Bokaro Jharkhand Male Candidates required. Job Summary: The Accounts Manager / Senior Accountant plays a pivotal role in the financial operations of our real estate company, overseeing key accounting functions for a portfolio of properties and/or development projects. This position is responsible for ensuring the accuracy, integrity, and timely delivery of financial information, while also contributing to process improvements, audit readiness, and strategic financial analysis. The ideal candidate will be a highly experienced, proactive, and detail-oriented professional with strong leadership potential and deep expertise in real estate accounting principles. Key Responsibilities: Financial Reporting & Analysis: Prepare and review comprehensive monthly, quarterly, and annual financial statements for individual properties, development projects, and consolidated entities (Balance Sheets, Income Statements, Cash Flow Statements). Conduct in-depth variance analysis (budget vs. actual) and provide insightful explanations to management. Develop and present various financial reports, including rent rolls, occupancy analyses, debt schedules, and investor reports. Assist in the preparation and review of annual operating budgets and long-term financial forecasts. Support due diligence for acquisitions, dispositions, and financing activities. General Ledger & Reconciliations: Oversee and ensure the accuracy of all general ledger activities, including journal entries, accruals, deferrals, and intercompany transactions. Perform and review complex balance sheet account reconciliations, bank reconciliations, and trial balance reviews. Manage the month-end and year-end close processes efficiently and accurately. Property & Lease Accounting Expertise: Apply deep understanding of real estate lease accounting (ASC 842 / IFRS 16) to ensure accurate revenue recognition and expense treatment. Manage and review the calculation and reconciliation of Common Area Maintenance (CAM), property tax, and insurance recoveries from tenants. Oversee tenant billing processes, ensuring accuracy in rent, additional rent, and other charges. Accounts Receivable & Payable Management: Supervise or directly manage the AR process, focusing on timely rent collection, delinquency management, and accurate tenant ledger maintenance. Oversee the AP process, ensuring proper coding, approvals, and timely vendor payments. Fixed Assets & Development Cost Accounting: Manage the fixed asset register, including additions, disposals, and accurate depreciation calculations for properties and capital projects. Track and manage development costs, construction in progress (CIP), and related draw schedules. Audit & Compliance: Serve as a key contact for internal and external auditors, preparing required schedules, documentation, and explanations. Ensure strict compliance with Generally Accepted Accounting Principles (GAAP), real estate specific accounting standards, and relevant regulatory requirements. Stay abreast of changes in accounting standards and industry best practices. Process Improvement & System Optimization: Identify opportunities to streamline accounting processes, improve efficiency, and enhance internal controls. Leverage and optimize the functionality of real estate specific accounting software (e.g., Yardi, MRI, AppFolio). Team Leadership & Mentorship (for Managerial scope): Mentor and provide guidance to junior accounting staff, reviewing their work and fostering their professional development. May be responsible for managing a small team of accountants or assistants, including task delegation and performance feedback. Qualifications: Bachelor's degree in Accounting, Finance, CA inter or equivalent. Minimum of [5-8]+ years of progressive accounting experience, with at least [3-5]+ years specifically in the real estate industry (property management, development, investment, or REIT). Proven expertise in GAAP and real estate accounting principles. Advanced proficiency with major real estate accounting software is highly required. Advanced Microsoft Excel skills (pivot tables, VLOOKUPs, complex formulas) are essential.
