Key Responsibilities: · Conduct legal due diligence for land acquisition, including review and verification of title documents. · Examine and interpret 7/12 extracts, 8A, mutation entries, property cards, village forms, and other revenue records. · Verify land ownership, encumbrances, rights, tenancy details, and government records. · Prepare and draft legal documents such as: Agreements (Development agreements, Agreement for Sale), MOUs, Sale Deeds, Power of Attorney (PoA). · Affidavits, declarations, indemnities, and supporting documents · Coordinate and manage registration processes at sub-registrar offices, including document preparation and follow-up. · Work closely with the land acquisition, technical, and liaison teams to support transaction closures. · Liaise with government offices (Talathi, Tehsildar, Collector, City Survey, Land Records) for revenue and land documentation. · Ensure compliance with state-specific land laws, property regulations and RERA (where applicable). · Monitor and track legal updates related to land, property and real estate regulations. · Maintain case files, legal records and documentation logs in an organized manner. Required Qualifications & Experience: · LLB degree from a recognized institution (LLM preferred but not mandatory). · 4–12 years of experience in real estate, land acquisition, or property-related legal work. Required Skills: · Strong understanding of Revenue records: 7/12, 8A, mutation entries, property cards, survey maps and land records. · Proficient in land laws, tenancy acts, stamp duty rules, registration laws, title verification and due diligence process. · Proficiency in drafting agreements, MOUs, sale deeds, and legal notices. · Hands-on experience with document registration procedures. · Ability to read and interpret government circulars, GRs, and legal precedents.
