Senior Architect - Industrial & Logistics

Senior Architect, Industrial and Logistics (6 to 10 years) Datum | Chennai | Full time, on-site with site visits Own industrial projects end to end, from master plan to approvals and GFC, and lead a team of 5 to 6 architects. The role You will own the architecture of large industrial facilities (warehouses, logistics parks and factories) in the Sriperumbudur, Oragadam, Irungattukottai, Mahindra World City and the Chennai to Bengaluru / Ponneri logistics corridors. You plan the site, design the buildings, take them through statutory approval and deliver GFC drawings, while leading and developing a team of 5 to 6 architects. What you will own - Master plans for industrial sites: zoning, truck courts and docks, circulation, setbacks, FAR and phasing. - Statutory submittals from first drawing to approval: building permission, fire NOC, factory plan approval and occupancy. - The architectural package from concept to GFC on facilities of 20,000 m2+, including envelope, details, specifications and BOQ. - The team: plan and allocate the work, check drawings and mentor 5 to 6 architects to deadline and budget. - Coordination with structure, MEP, process vendors and site, through BIM reviews, RFIs and value engineering. Must have - Industrial site master planning at an advanced level: zoning, truck and car circulation, turning radii, setbacks, ground coverage / FAR and phasing. - At least 2 industrial projects taken through building permission, fire NOC and factory plan approval. - Leading, allocating and checking the work of 5 to 6 architects. - Codes and fire safety: NBC 2016 (Parts 3 and 4), the Factories Act, local DCR; occupancy and hazard class, egress, compartmentation, fire tender access. - Concept to GFC for industrial buildings of 20,000 m2+: scheme design, envelope (PEB / standing seam / cladding) and construction detailing. - Architectural DBR, GFC sets, specifications and BOQ inputs. - Coordination with structure, MEP and process vendors (Navisworks / ACC); answering RFIs; value-engineering ideas. - Hands-on approval experience with CMDA, DTCP or SIPCOT in the Chennai region. The Chennai approval landscape you will work in - Planning permission under the Tamil Nadu Combined Development and Building Rules, 2019 (CMDA / DTCP and SIPCOT) - Fire NOC: Tamil Nadu Fire and Rescue Services - Factory plan approval: Directorate of Industrial Safety and Health, Tamil Nadu (Factories Act, 1948) - TNPCB consent inputs and completion / occupancy certificate Good to have - Warehousing / logistics park, manufacturing or data-centre exposure - IGBC Green Factory, LEED or ECBC experience - FM Global, NFPA or MNC client design guides - Revit at production level Qualification: B.Arch with Council of Architecture registration.
