Job Description

Key Responsibilities: Land Acquisition: Handle the legal aspects of land acquisition, including negotiating terms with landowners, stakeholders, and other entities. Conduct title verification, due diligence, and research on land records to confirm the legitimacy of land ownership, encumbrances, and any legal issues. Review and draft agreements related to land purchase, sale deeds, joint development agreements (JDAs), and related legal documents. Coordinate with external consultants, surveyors, and authorities to acquire land for development, including clearances and approvals from local municipal authorities and regulatory bodies. Due Diligence: Perform detailed checks on land titles, land use, zoning regulations, and encumbrance certificates. Liaise with government authorities to obtain no-objection certificates (NOCs), land conversion approvals, and any other regulatory documents. Ensure that all land acquisition transactions comply with relevant real estate and land acquisition laws. Non-Litigation Legal Work: Manage and maintain documentation and legal records of land acquisitions, agreements, approvals, and clearances. Oversee the execution of sale deeds, power of attorney, and other documents essential for land transfer. Coordinate with internal teams and external legal advisors to ensure smooth and timely land transactions. Ensure that all contracts and agreements adhere to current property laws and protect the company's interests. Regulatory Compliance: Monitor and ensure compliance with land acquisition laws, RERA (Real Estate Regulatory Authority) guidelines, and other local property laws in Bangalore and Karnataka. Stay updated with changes in land-related laws, including updates to the Land Acquisition Act, RERA regulations, and other relevant acts. Negotiation & Stakeholder Management: Lead negotiations with property owners, developers, and other stakeholders to secure favorable land deals. Develop and maintain relationships with local authorities, landowners, and real estate agents to streamline the acquisition process.
