Job Title: Head – Marketing & Sales Company: Energy Livingscapes Pvt Ltd Location: Madurai Reporting to: Managing Director Role Context (Madurai Market) Madurai is a relationship-driven, price-sensitive, trust-based market. The role requires deep local understanding, strong on-ground presence, and the ability to convert walk-ins, references, and broker-led enquiries into bookings. Role Objective To drive sales velocity, brand credibility, and inventory liquidation across Energy Livingscapes projects by combining strong local sales leadership with focused, ROI-driven marketing. ⸻ Key Responsibilities 1. Sales Leadership (Core Responsibility) • Own project-wise sales targets for apartments, villas, plots, and commercial inventory • Lead, train, and monitor on-site sales teams and CRM executives • Personally handle high-value negotiations and closures • Ensure disciplined follow-up of walk-ins, referrals, and digital leads • Improve site visit → booking conversion, especially for end-users 2. Channel Partner & Local Network Management • Build and manage a strong network of Madurai brokers, sub-brokers, and referral agents • Conduct regular CP meets, incentive schemes, and site familiarisation • Activate local influencers (doctors, traders, businessmen, NRIs, associations) 3. Marketing Execution (ROI Focused) • Plan and execute Madurai-relevant marketing: • Local outdoor hoardings, pole kiosks, bus shelters • Newspaper inserts (Dinakaran, Dinamalar, The Hindu – Madurai edition) • Local TV, FM, and event-based promotions • Oversee digital lead generation (Google, Meta, portals) with strict CPL and conversion tracking • Manage project launches, site events, property fairs, temple-town festivals, and weekend activations 4. Brand & Trust Building • Strengthen Energy Livingscapes’ positioning as a dependable, delivery-focused Madurai developer • Ensure consistency in brochures, site branding, walkthroughs, and customer communication • Act as a brand face in exhibitions, CREDAI events, and local forums 5. Pricing, Offers & Market Intelligence • Study competing projects in Madurai (pricing, offers, absorption) • Recommend pricing corrections, schemes, and inventory-clearance offers • Support management in launch pricing and phase-wise rate revisions 6. Reporting & Coordination • Daily and weekly MIS on: • Leads, site visits, bookings, cancellations • Broker performance • Marketing spend vs output • Coordinate with: • CRM & finance for collections • Project team for possession commitments • Legal for agreement closures ⸻ Key Performance Indicators (KPIs) • Monthly bookings & collections • Inventory reduction velocity • Site visit to booking ratio • Channel partner productivity • Marketing ROI (cost per booking) ⸻ Ideal Candidate Profile • 8–15 years experience in Tier-2 / Tier-3 city real estate sales (Tamil Nadu preferred) • Strong Madurai market familiarity and local network • Proven ability to sell mid-segment and premium housing • Hands-on, field-oriented leader (not desk-only) • Fluent in Tamil , Sourashtra ( Not mandatory ) and English
