Vendor and Contractor Coordination. Resident Relations. Snag Coordination. Budgeting and Cost Control. Property Maintenance. Compliance and Safety. Rental units coordination. Sustainability Initiatives Reporting and Documentation. Process Common area utility bills coordination & payment. (villa / apt) electricity bill to be sent to concerned owners. Water tanker coordination. Garden maintenance. Pool maintenance. Composting process. AMC tracker. Daily reports / App / Updates. Coordination with rental agencies. All expenses to be monitored. SOP for self / family check In of Owner. SOP for villa / apt possession. Villa / apartment project handover. Coordination with project/builder during project handover. Requisition process for site requirement at the time of project handover. Daily Log book. Cleaning schedules- daily/Weekly/Fortnightly/monthly. Deep cleaning – 60 to 90 day Glass cleaning - 15 days SOP / Training to clean the equipment inside the villa. Coordination with maintenance for common area concerns. Timely and proper communication is done with the home owners / stake holders. In-house inventory record (Monthly/quarterly) Linen inventory (Monthly / quarterly) People operations Staff duty allocation and staff training Daily briefing and de-briefing Staff grievance handling Plan the weekly roster, Weekly off and holiday schedules Staff welfare activities Duties and Responsibilities of each employee / position. Attendance process – biometric and manual. Referral scheme. Asset management Complete site blueprint knowledge. Individual unit inventory. Planned preventive maintenance schedule.(Transformer / DG / STP / ETC) History cards for each unit. Equipment inventory. CCTV cameras – inventory and functionality.
