Company: Tvaste Builders & Developers Pvt Ltd Location: Bangalore (Office-based with site visits as required) Experience: 1 – 4 years Qualification: Diploma Civil / BE Civil Salary: ₹22,000 – ₹30,000 per month (based on communication & technical capability) Role Overview We are looking for a Planning Engineer – Residential who is confident in client interaction, strong in residential floor planning, and capable of preparing technical drawings, BOQ and quantity take-offs from drawings. This role involves a mix of pre-sales discussions, planning, approvals knowledge, and technical coordination for residential construction projects. Key Responsibilities Client Interaction & Pre-Sales Support Handle first-level client calls from enquiries received via Meta Ads, WhatsApp and website Understand client requirements such as plot size and location, approval status, floors planned, timeline to start and budget comfort range Explain construction process, scope of work, quality and execution approach Build client confidence through clear and professional communication Follow up with prospective clients and coordinate site visits when required Local Planning Rules & Approval Knowledge Strong working knowledge of Bangalore residential approvals including BBMP, BDA, BIAAPA and Gram Panchayat Clear understanding of FAR / FSI, setback rules, road width vs building height, coverage, parking and stilt norms Ability to review plots and guide what is technically permissible Identify approval constraints or risks early and coordinate with approval consultants Floor Planning & Technical Drawings Independently prepare residential floor plans based on plot dimensions, FAR, setbacks and client requirements Handle G+0, G+1, G+2, Duplex and Stilt + floor configurations Prepare and modify floor plans, site plans, basic 2D elevations, sections (basic), door and window schedules Make quick revisions during client discussions Ensure drawings are approval-friendly and execution-ready BOQ & Quantity Take-Off Prepare quantity take-offs directly from drawings Assist in BOQ preparation Calculate quantities for cement, steel, brick/block work, plastering, tiling and painting Explain BOQ line items clearly when required Support quantity verification during execution AutoCAD & Coordination Strong working knowledge of AutoCAD Confident in editing, revising and managing drawings Extract built-up area and room sizes accurately Coordinate with structural engineers, approval consultants and external designers if required Maintain drawing versions and basic documentation Required Skills & Profile Must Have Strong communication skills in English and Kannada Working knowledge of Hindi preferred Diploma Civil / BE Civil qualification Hands-on experience in residential floor planning and AutoCAD Experience in BOQ preparation and quantity take-off from drawings Good understanding of local planning and approval rules Confident and professional in client-facing discussions Good to Have Telugu or Tamil language ability Experience with Bangalore residential builders Familiarity with North Bangalore planning jurisdictions Ideal Candidate Enjoys a mix of technical work and client interaction Practical, process-oriented and ethical Willing to learn and grow with a residential construction firm Calm, confident and detail-oriented How to Apply Interested candidates may share their resume along with a short introduction highlighting experience in residential planning and technical drawings (AutoCAD), BOQ preparation and quantity take-off from drawings, local planning approvals and client interaction.
