Job Title: Property Manager – Expansion Projects Locations: Mumbai Department: Corporate / Admin Reports To: Expansion Head / Operations Director Type: Full-time About Research Ayu: Research Ayu is a rapidly growing Health Tech company specializing in scientifically validated, Ayurveda-based therapies for chronic and incurable conditions. With 40+ clinics across major Indian cities, we are now on a mission to expand to 70+ clinics in the next 6 months. Role Summary: We are looking for a proactive and detail-oriented Property Manager to lead and manage clinic property acquisitions, setup, and renovation/fit-out projects in Mumbai . This role is critical to our growth and involves coordination with internal stakeholders, landlords, vendors, and contractors. Key Responsibilities: Property Identification & Acquisition Scout and shortlist properties suitable for clinic operations as per company standards. Evaluate property feasibility in terms of size, location, cost, and compliance. Negotiate lease agreements and liaise with legal for documentation. Project Execution & Site Readiness Coordinate civil, electrical, plumbing, and interior works as per clinic setup guidelines. Work closely with design and operations teams to ensure timely site readiness. Ensure quality standards and safety compliance at all times. Vendor & Budget Management Identify and manage local contractors, vendors, and suppliers. Track and control budgets for each site setup; report variances and ensure cost efficiency. Cross-functional Coordination Collaborate with Admin, Operations, IT, and Medical teams to ensure end-to-end clinic setup. Ensure all government and regulatory approvals (if any) are in place before launch. Reporting & Documentation Maintain detailed records of property evaluations, contracts, project timelines, and cost sheets. Provide regular project status updates to the Expansion Head. Key Requirements: Bachelor’s degree in any graduate or related field. Prior experience in clinic/hospital/retail chain setup is a plus. Strong negotiation and communication skills.
