Sr.Manager- Quality (Real Estate)

Key Responsibilities-

1. Quality Strategy & System Implementation

Develop and implement robust QA/QC systems and procedures.

Define quality policies, site-specific quality plans, and checklists.

Ensure alignment with ISO standards and organizational objectives.

2.Quality Control at Site Execution Stage

Monitor quality of civil, structural, and MEP works.

Conduct regular site inspections and audits.

Ensure compliance with approved drawings, BOQs, and technical specs.

3.Finishing Activities Quality Assurance

Define checklists and quality parameters for all finishing works.

Monitor quality of plastering, painting, flooring, false ceiling, tiling, waterproofing, etc.

Ensure snag-free handover through mock-up inspections and quality benchmarking.

4.Vendor & Contractor Evaluation

Prequalify and assess contractors and vendors based on quality capability.

Review quality documents submitted by vendors (ITPs, QAPs).

Ensure material testing is conducted at certified labs.

5.Documentation & Compliance

Maintain proper records of inspections, test reports, M-books, and quality logs.

Prepare and submit monthly quality dashboards and compliance reports.

Ensure statutory compliance with building codes and standards (IS, NBC, etc.).

6.Non-Conformance & Corrective Action

Identify and report non-conformities with timely rectification plans.

Implement root cause analysis (RCA) and corrective/preventive actions (CAPA).

Train site teams to avoid recurrence of common quality issues.

7.Coordination & Communication

Coordinate with site engineers, PMC, architects, and consultants on quality-related matters.

Present quality status in internal and external review meetings.

Act as a single point of contact for all quality-related escalations.

Education and Skills

• B.E./B. Tech in Civil Engineering (mandatory)
• Postgraduate qualification from NICMAR preferred (ACM/PEM)
• 12-16 years of experience in QA/QC for commercial, Residential real estate projects
• Strong knowledge of IS codes, NBC, CPWD specs, and construction quality standards
• Expertise in RCC, finishing works (flooring, painting, waterproofing, etc.), and MEP coordination
• Proficient in QA/QC documentation, audits, NCR handling & dashboard reporting
• Skilled in MS Office, AutoCAD & project quality tools
• Strong leadership, communication, and vendor coordination skills
• Ability to balance creativity with project timelines, budgets, and regulatory requirements.
• Strong stakeholder management and vendor coordination experience.
