Senior Project Manager

Job Summary

Longitude Constructions is looking for an experienced construction professional with expertise in project management, site execution, quantity surveying, estimation, billing, and cost control. The candidate will be responsible for overseeing construction activities, managing project budgets, coordinating with contractors and consultants, monitoring project progress, and ensuring timely completion with the required quality standards.

Key Responsibilities

• Plan, coordinate, and manage residential construction projects from commencement to completion.
• Supervise site execution and ensure work is completed according to approved drawings, specifications, quality standards, and project schedules.
• Prepare and review Bills of Quantities (BOQs), quantity take-offs, cost estimates, and project budgets.
• Review architectural, structural, and MEP drawings to verify quantities and identify discrepancies.
• Conduct rate analysis for materials, labour, and construction activities.
• Manage contractors, subcontractors, vendors, site engineers, consultants, and internal teams.
• Verify contractor measurements, running account (RA) bills, work orders, and final bills.
• Monitor project expenditure against approved budgets and implement cost-control measures.
• Prepare tender documents, evaluate quotations, support negotiations, and manage variations and extra items.
• Monitor material consumption, material reconciliation, and wastage to optimize project costs.
• Ensure the availability of manpower, materials, and equipment to maintain project schedules.
• Conduct regular site inspections to ensure construction quality and compliance with safety requirements.
• Identify project delays, resolve execution issues, and implement corrective actions.
• Prepare project progress reports, cost reports, and budget variance statements for management.
• Maintain accurate project documentation, measurement records, billing details, and commercial records.
• Ensure timely project completion and handover within approved budgets and quality standards.

Qualifications and Requirements

• Bachelor's degree or Diploma in Civil Engineering.
• Minimum 6 years of relevant experience in residential construction, real estate, or the construction industry.
• Strong knowledge of construction project management, site execution, quantity surveying, BOQ preparation, estimation, and rate analysis.
• Hands-on experience in contractor billing, RA bills, cost control, budgeting, and material reconciliation.
• Ability to read and interpret architectural, structural, and MEP drawings.
• Good knowledge of construction methods, materials, quality standards, and site safety.
• Proficiency in MS Excel and AutoCAD. Knowledge of project planning or quantity surveying software is an advantage.
• Strong leadership, analytical, negotiation, communication, and problem-solving skills.
• Ability to coordinate with multiple teams and manage project deadlines effectively.

Preferred Experience

Candidates with experience in residential building construction, real estate development, contractor management, and end-to-end project execution will be preferred.
