Key Responsibilities Prepare detailed cost estimates , BOQs , and tender documentation for high-rise and mixed-use projects. Assess and certify progress payments , variations , and claims . Maintain and update cost reports , cash flow forecasts , and financial projections . Coordinate with project managers, engineers, and architects to ensure accurate cost control and reporting. Assist with contract administration and final account settlement . Provide commercial insight and recommendations to support strategic decision-making. Qualifications & Experience Bachelors degree in Quantity Surveying, Civil Engineering, or Construction Management . Minimum 510 years of experience as a Quantity Surveyor, with at least 3+ years on high-rise or large-scale projects . Strong knowledge of FIDIC or similar contract forms. Proficiency in Excel , AutoCAD , and cost management software (e.g., Candy, CostX, or similar). Excellent command of English (written and spoken). Strong analytical and negotiation skills. As a Project Controls Manager for a luxury residential developer and construction firm in Cyprus, Limassol, your role will involve overseeing the cost and schedule performance of a landmark luxury residential development project. You will be responsible for establishing, monitoring, and reporting on all project control processes to ensure timely and within budget delivery. Your collaboration with project management, commercial, and site teams will provide accurate forecasting, performance analysis, and project insights for executive decision-making. Key Responsibilities: - Develop and maintain the project controls framework, covering cost, schedule, and progress tracking. - Prepare, monitor, and update project budgets, forecasts, and cash flows. - Lead the planning and scheduling function using Primavera P6 or equivalent tools. - Track and report progress and performance KPIs (earned value, variance, trends, etc.). - Support change management, including cost and schedule impacts. - Prepare and issue periodic project control reports for management and stakeholders. - Coordinate with procurement, finance, and project management to ensure data integrity. - Identify and highlight potential risks and deviations early, with recommendations for mitigation.
