We are seeking an experienced and proactive Facility Manager to oversee the operations, maintenance, and service quality within a premium gated community. The ideal candidate will manage all facilities, staff, vendors, and ensure resident satisfaction by maintaining high operational standards. Key Responsibilities - Facility & Infrastructure Management Ensure upkeep and smooth functioning of all common infrastructure (lighting, plumbing, power backup, lifts, CCTV, etc.). Coordinate and supervise maintenance schedules for all equipment and utility systems. Conduct periodic inspections to assess asset conditions and initiate preventive maintenance. Team Management & Supervision Supervise and coordinate activities of the following personnel: STP Operator – Monitor sewage treatment operations, chemical usage, and environmental compliance. Electrician – Oversee daily electrical checks, minor repairs, and electrical safety. Gardener – Ensure green spaces are well-maintained, seasonal planting, and pest control. Housekeeping Staff – Maintain hygiene and cleanliness in common areas (lobbies, staircases, clubhouse, etc.). Club Managers – Oversee club operations, event scheduling, and amenities maintenance. Vendor & Contract Management Liaise with external vendors for AMC (Annual Maintenance Contracts), waste management, pest control, security, etc. Maintain contracts, negotiate terms, and monitor service delivery. Compliance & Documentation Maintain logs for electricity, water, diesel usage, complaints, and resolution timelines. Ensure statutory compliance for fire safety, STP norms, and local municipal guidelines. Prepare monthly facility reports for the Management Committee. Resident Relations Act as the point of contact for facility-related resident concerns. Ensure prompt resolution and communicate effectively via email, notices, or apps. Continuous Improvement Identify cost-saving opportunities without compromising service quality. Suggest upgrades and innovations for community living. Qualifications & Skills Bachelor’s degree or diploma in Facility Management, Engineering, or a related field. Minimum 3–5 years of experience managing residential or commercial facilities. Strong leadership, communication, and organizational skills. Working knowledge of HVAC, plumbing, electrical systems, STP operations, and soft services. Familiarity with facility management software or community management apps is a plus. Key Responsibilities: Oversee gudown and warehouse operations ensuring efficient and safe stacking and storage of raw materials (PPCP, HDPE, ABS granules, regrinds) and finished goods. Implement and maintain proper storage protocols to prevent contamination, damage, and safety hazards. Ensure rejected materials are clearly segregated and stored separately, and recycling materials are kept apart as per the warehouse layout. Manage inventory levels and maintain up-to-date stock records with accuracy, utilizing RFID and barcode systems. Utilize ERP and advanced inventory management software to track, record, and analyze stock movement efficiently.
