Role Overview
Brickfolio is looking for an experienced Office Leasing Manager to drive commercial office leasing transactions in Bengaluru. The role involves acquiring leasing mandates, developing relationships with corporate occupiers and developers, negotiating lease terms, and successfully closing transactions for Grade A office spaces.
Key Responsibilities
1. Business Development
- Identify and acquire office leasing mandates from developers and landlords.
- Generate business opportunities through corporate occupiers, IPCs, channel partners, and direct client relationships.
- Build relationships with MNCs, domestic corporates, GCCs, startups, and institutional occupiers.
- Develop and maintain a strong pipeline of prospective clients and leasing opportunities.
- Explore Built-to-Suit requirements and alternate development opportunities, including schools, hospitals, and data centres.
2. Leasing & Transaction Management
- Understand client requirements and recommend suitable commercial office properties.
- Conduct client meetings, property presentations, inspections, and site visits.
- Negotiate rentals, CAM charges, fit-out periods, security deposits, lock-in periods, and escalation clauses.
- Coordinate with landlords, tenants, legal teams, and other stakeholders to facilitate transactions.
- Drive LOI execution, lease agreements, and registration formalities through closure.
3. Market Intelligence
- Track office market trends, rental values, vacancy levels, new developments, and competitor activity.
- Maintain an updated database of available office spaces across Bengaluru micro-markets.
- Provide market insights and advisory support to clients.
4. Relationship Management
- Build and maintain strong relationships with developers, landlords, IPCs, brokers, and corporate occupiers.
- Drive repeat business, referrals, and long-term client partnerships.
- Represent Brickfolio at industry events and networking forums.
5. Reporting & MIS
- Maintain accurate lead and transaction updates in CRM.
- Prepare leasing pipeline reports, performance reviews, and revenue forecasts.
- Achieve monthly, quarterly, and annual leasing targets.
Key Performance Indicators (KPIs)
- Leasing revenue achieved.
- Number of leasing mandates acquired.
- Client meetings and site visits conducted.
- Number and value of lease transactions closed.
- Gross leasing area (sq. ft.) leased.
- Repeat business and referral revenue.
- Inquiry-to-closure conversion ratio.
- CRM accuracy and reporting compliance.
Desired Candidate Profile
Education
- Bachelor's degree in Business Administration, Marketing, Real Estate, or a related field.
- MBA in Marketing or Real Estate preferred.
Experience
- 8–10 years of experience in commercial office leasing or corporate real estate.
- Strong exposure to Grade A office leasing, occupier representation, or landlord representation.
- Experience with real estate consultancies, developers, IPCs, or corporate real estate advisory firms preferred.
Required Skills
- Excellent business development, negotiation, and communication skills.
- Strong understanding of commercial lease structures and documentation.
- Proven ability to generate business and close leasing transactions.
- Good knowledge of Bengaluru's commercial office markets and micro-markets.
- Proficiency in MS Excel, PowerPoint, CRM platforms, and market research tools.
- Strong analytical, presentation, and relationship management skills.

Pay: ₹800,000.00 - ₹1,500,000.00 per month
