IBMS Design Engineer

This role is with a well-established MEP/EPC contracting organisation headquartered in Gurgaon, delivering mechanical, electrical, plumbing, HVAC, fire-protection and building-automation systems across commercial, industrial, healthcare, data-centre and infrastructure projects. The search is being managed by Cusec Consulting, a management and talent-advisory firm partnering with leading real-estate, infrastructure and MEP/EPC organisations.

We are seeking an IBMS Design Engineer to design and coordinate Integrated Building Management Systems (BMS / ELV / automation) for commercial buildings, data centres, hospitals, airports, semiconductor facilities and smart buildings — system architecture, control logic, equipment integration and technical documentation.

Role overview

Reporting to the Design Manager / Head – MEP Design, the IBMS Design Engineer designs and engineers Integrated Building Management Systems. The role covers system architecture and network topology, BMS/DDC control design for HVAC, control schematics, I/O schedules and control-logic diagrams, sequence of operation and cause-&-effect matrices, points lists and equipment-interface schedules, and integration of HVAC, EMS, DG, UPS, chillers, fire alarm, access control, CCTV, lighting control, EMS, pumping, STP/WTP, lifts and PA/BGM into the IBMS — using BACnet, Modbus, KNX, LonWorks and TCP/IP.

Key responsibilities

1. Design development. Prepare concept, schematic and detailed IBMS designs; develop system architecture and network topology.

2. Control design. Design BMS/DDC control systems for HVAC applications; prepare control schematics, I/O schedules and control-logic diagrams.

3. Sequences & schedules. Develop the sequence of operation (SOO) and cause-&-effect matrix; prepare points lists and equipment-interface schedules.

4. Systems integration. Integrate HVAC, EMS, DG sets, UPS, chillers/heat pumps, fire-alarm (monitoring), access control, CCTV, lighting control, energy management, water-supply/pumping, STP/WTP monitoring, lift/escalator monitoring and PA/BGM into the IBMS.

5. Documentation & coordination. Prepare technical documentation and BOQs; coordinate with multidisciplinary teams for seamless integration of building services.

6. Compliance & support. Apply BACnet, Modbus, KNX, LonWorks and TCP/IP protocols; support execution, integration testing and commissioning.

Required qualifications and skills

• B.E./B.Tech in Electrical, Electronics, Instrumentation, Electronics & Communication, or Automation Engineering.
• 3–8 years’ experience in BMS / ELV / industrial-automation projects.
• Knowledge of BACnet, Modbus, KNX, LonWorks and TCP/IP communication protocols.
• BMS/DDC control design, I/O schedules, SOO and cause-&-effect matrices.
• System architecture, network topology and equipment-interface schedules.
• Technical documentation, BOQs and multidisciplinary coordination.

Preferred (good to have)

• Experience with data centres, hospitals, airports or semiconductor facilities.
• Exposure to Revit MEP / BIM-based ELV workflows.
• Experience integrating fire-alarm, access-control, CCTV and lighting-control systems.
