Finance Manager (Brokerage)

Role & responsibilities

• 1. Brokerage Verification: Verify brokerage calculations payable to brokers against unit sales,
• approved brokerage rates and agreed terms and conditions.
• 2. MOU Verification: Review and verify brokerage-related Memorandums of Understanding
• (MOUs), agreements, and other supporting documents.
• 3. Sales Reconciliation: Reconcile brokerage claims with unit bookings, sale agreements,
• customer receipts, cancellations, and actual sales status.
• 4. Payment Processing: Check brokerage invoices, supporting documents, GST invoices and
• applicable TDS deductions before processing payments.
• 5. Compliance and payment approvals: Ensure brokerage payments are made as per company
• policies, approved rates and management approvals.
• 6. Discrepancy Resolution: Identify and resolve discrepancies in brokerage calculations, excess
• payments, duplicate claims and incorrect broker details.
• 7. MIS and Reporting: Prepare broker-wise and project-wise brokerage statements,
• outstanding reports and periodic MIS.
• 8. Coordination: Coordinate with the Sales, CRM, Legal, and Accounts teams for verification of
• brokerage claims and timely settlement of payments.
• 9. RERA Registration: The broker must hold valid RERA registration, wherever applicable and
• the registration details must be verified before processing the payment.
• 10. GST Compliance and Input Tax Credit.
• 11. Preparation of MOUs of brokers.

Preferred candidate profile

• Strong knowledge of financial calculations, accounting and reconciliation.
• Good understanding of real estate sales and brokerage structures.
• Proficiency in MS Excel and SAP systems.
• Strong analytical, verification, and documentation skills.
• High attention to detail and ability to ensure accuracy and financial control.
