Role Description This is a full-time role for a Title Specialist located in Ahmedabad to support US Title operations. The role involves reviewing title search data, extracting and validating information, preparing draft title documents, and ensuring accuracy and compliance across title workflows. Key Responsibilities: Review completed title searches and source documents Extract and capture required data into Qualia as per defined guidelines Work with title documents including: Deeds and legal descriptions Mortgages, Deeds of Trust, Security Deeds Judgments, liens, easements, restrictions, and other exceptions Review builder-related information (builder, county, subdivision, lot/phase) Retrieve and move appropriate documents from internal archives into Qualia Prepare draft commitments, Preliminary Title Opinions (PTOs), tax certificates, and related documents as outlined in SOPs Identify discrepancies, missing information, or incomplete source material and escalate appropriately Maintain accuracy, consistency, and compliance with client and regulatory requirements Communicate effectively with internal teams and supervisors Adhere to defined workflows, quality standards, and timelines Industry Experience (Preferred) Experience in title insurance, real estate, or property records Understanding of title documentation such as deeds, mortgages, liens, easements, and legal descriptions Familiarity with title search workflows and preparation of PTOs or commitments Technical Skills Proficiency with Qualia or similar title production platforms (e.g., SoftPro, Resware) Strong data accuracy and document review skills Additional Requirements Strong attention to detail and ability to work with structured processes Ability to work US shifts; flexibility for EST hours Good written and verbal communication skills Comfortable working in a fast-paced, process-driven environment
