The company’s large scale multi development project includes clubs, hotels, event spaces, educational, commercial, and residential complexes across India and Maldives. Job Summary: The Chief Investment Officer (CIO) will lead the investment strategy and execution of Investments in real estate projects. This role demands strategic and structuring foresight, risk management expertise, domain technical and regulatory expertise and deep financial acumen to drive high yield, risk mitigated investments across plotted layouts, residential, commercial, and mixed-use developments. Key Responsibilities: • Deal Origination : Identify and build relationships with real estate developers specializing in real estate focused in plotted developments. • Due Diligence : Lead feasibility studies, legal/title assessments (with external partners), and technical site reviews. • Financial Analysis : Build cash flow models, assess project viability, and perform IRR-based return analysis. • Deal Structuring : Draft and negotiate term sheets, investment instruments, and exit conditions. • Execution Oversight : Monitor progress of funded projects, sales velocity, milestones, and investor reporting. • Risk Management : Identify key risks, enforce covenants, and manage project-level mitigation strategies. • Investor Support : Work with the capital raising team to provide investor updates, MIS reports, and exit documentation. Key Requirements: • Experience : 5–8 years’ experience in real estate private equity, NBFC, IPC, real estate lending, developer-side finance, or real estate advisory. • Education : MBA (Finance), CA, or Civil Engineering + M.Tech with strong finance exposure. • Demonstrated experience evaluating and executing land or plotted development projects. • Strong financial modelling, project assessment, and structuring skills. • Deep familiarity with real estate markets with special focus in Tamilnadu (especially Chennai, Coimbatore, Trichy, Madurai, Salem) • Strong negotiation and interpersonal skills. • Self starter mindset with the ability to work in an entrepreneurial setup. • Exposure to legal and regulatory aspects of real estate (RERA, title, DTCP/CMDA norms) is a strong plus
