Job Title: Land Acquisition Manager Company – Dharmic Living Spaces India Limited. Location: Bengaluru, Karnataka, India Experience Required: 3+ Years Employment Type: Full-Time About the Role We are looking for a proactive and relationship-driven Land Acquisition Manager with a strong understanding of the real estate landscape in North and East Bengaluru. We are looking for an ideal candidate who is local, fluent in Kannada, and has hands-on experience in land acquisition, joint venture structuring, and on-ground deal closures. This role requires someone who enjoys fieldwork, understands local dynamics, and can confidently engage with landowners, dealers, and regulatory bodies. Key Responsibilities Identify and evaluate potential land parcels for residential development. Manage the end-to-end acquisition process, including sourcing, due diligence, negotiations, documentation, and closure. Negotiate and structure Joint Venture agreements with landowners, including percentage-based deals. Coordinate with legal teams and government departments to ensure compliance with all statutory requirements. Build and maintain strong relationships with landowners, local brokers, authorities, and internal stakeholders. Conduct regular site visits and fieldwork to assess viability and maintain engagement with local contacts. Provide insights and updates on land trends, pricing, and developments in North and East Bengaluru. Regulatory & Legal Knowledge Requirements Basic Understanding or familiarity with the functioning and processes of BBMP, BDA, and BMRDA. Knowledge of legal land documentation including Khata, RTC, Form 9 & 11, Encumbrance Certificates, and mutation records. Awareness of the land use zoning regulations as per the Revised Master Plan (RMP). Experience in managing stamp duty, registration, and land conversion (agricultural to non-agricultural use) through DC Conversion. Ability to engage with Revenue Departments, Sub-Registrar Offices, and Town Planning for necessary approvals and verifications.
