ESSENTIAL DUTIES AND RESPONSIBILITIES:


Processing

  • Order Setup: Open new loan files in the Loan Origination System (LOS) and ensure accurate data entry.
  • Document Collection: Gather borrower’s initial application, credit report, income, assets, and property documentation.
  • Appraisal Management: Order and track appraisals to validate property value and condition.
  • VOE & VOD Requests: Obtain Verification of Employment and Verification of Deposit.
  • Document Follow-Up: Communicate with borrowers, loan officers, and third parties to obtain outstanding or missing documentation.
  • File Assembly: Organize all required documents systematically for underwriting submission.
  • Pre-Underwriting Review: Conduct a thorough review for accuracy, completeness, and potential red flags.
  • File Submission: Deliver processed and validated loan files to underwriting.

Underwriting

  • Loan File Review: Analyse borrower credit, income, assets, liabilities, and property documents against program/investor guidelines.
  • Creditworthiness Verification: Ensure borrower meets eligibility and program requirements.
  • Financial Calculations: Accurately calculate Debt-to-Income (DTI) and Loan-to-Value (LTV) ratios.
  • Property Risk Assessment: Review appraisals for accuracy, value, condition, and marketability.
  • Fraud/Risk Detection: Identify red flags, inconsistencies, and potential fraud indicators.
  • Decision Making: Issue conditional approvals, suspensions, or denials based on file review.
  • Condition Management: Work with processors and loan officers to communicate conditions and review additional documents.
  • Final Approval: Issue final “clear-to-close” once all conditions are satisfied.


  • Minimum

    2–5 years’ experience

    in US mortgage processing and underwriting.
  • Strong understanding of

    agency guidelines

    (Fannie Mae, Freddie Mac, FHA, VA, USDA).
  • Proficiency in

    Loan Origination Systems (LOS)

    such as Encompass, Calyx, or similar.
  • Strong knowledge of mortgage regulations, compliance, and investor requirements.
  • Ability to analyse complex financial documents (tax returns, pay stubs, bank statements).
  • Exceptional attention to detail, analytical ability, and problem-solving skills.
  • Strong communication skills to coordinate with Loan Officers, Processors, and third parties.
  • Certification (e.g., DE, SAR, or other underwriting designations) preferred but not mandatory.
