Role Description The Field Engineer will be responsible for conducting site inspections, collecting technical and market data, and supporting the valuation team in preparing real estate valuation reports for residential, commercial, industrial, and land assets. The role requires field mobility, strong observational skills, documentation ability, and knowledge of real estate development and valuation parameters prevalent in Mumbai. Key Responsibilities 1. Site Inspection & Data Collection Conduct physical inspections of properties across Mumbai, Navi Mumbai and MMR. Measure built-up/carpet area and verify layout with actual site conditions. Assess building age, condition, structure type, maintenance, and quality of construction. Capture photographic evidence and geo-coordinates of the property. Verify amenities, internal finishes, surrounding infrastructure, neighborhood profile. 2. Documentation & Verification Cross-check property details with available drawings, approvals, agreements, title papers (when provided). Record encumbrances, tenancy, occupancy status, and any structural deviations. Prepare site notes, sketches and measurement sheets. 3. Market Research & Comparable Analysis Conduct field surveys to obtain recent transaction/rental comparables. Interact with brokers, society managers, developers and market participants. Track micro-market trends, upcoming developments, construction quality differences, etc. 4. Coordination with Valuation Team Submit field inspection data in systematic formats. Assist valuation analysts in preparing market approach, cost and income approach workings. Participate in discussions to interpret data logically and accurately. Ensure timely completion of assignments and client submissions. Skills & Competencies Strong understanding of real estate project typologies, FSI, approvals, carpet/built-up measurement norms (RERA norms preferred). Good analytical and documentation skills. Proficiency in MS Excel, Word, basic CAD measurement understanding (added advantage). Ability to travel extensively across MMR and manage multi-site schedules. Communication skills for on-ground interaction with brokers, developers & clients.
