Title Specialist

Role & responsibilities

• Conduct title searches:

  Perform thorough searches of public records to establish a property's legal history and ownership.

• Examine legal documents:

  Review deeds, mortgages, liens, judgments, and easements to identify any potential restrictions or claims on the property.

• Research public records:

  Check for tax delinquencies, bankruptcies, pending lawsuits, and other relevant legal filings.

• Prepare search reports:

  Compile findings into a clear, accurate, and detailed report that summarizes the title status, including any issues.

• Address title deficiencies:

  Collaborate with other stakeholders, such as real estate agents and lawyers, to resolve any issues that arise before closing.

• Maintain records:

  Keep organized and up-to-date records of all searches, including documents and correspondence.

• Stay current:

  Keep informed about evolving laws, regulations, and industry best practices related to title searches.

Preferred candidate profile

• Education:

  A bachelor's degree or equivalent professional qualification is often preferred.

• Experience:

  Minimum of one year of experience in title searching, often including current owner, two-owner, and full searches.

• Technical skills:

  Proficiency in title search platforms like TitlePoint, DataTrace/Tree, and Netronline is required.

• Analytical skills:

  Strong analytical skills with high attention to detail are crucial for interpreting complex legal documents and finding discrepancies.

• Soft skills:

  Ability to work independently, meet deadlines, adapt to changing processes, and communicate effectively are essential.
