Job Description

Role & responsibilities Understand the sales brief of residential project and analyze the demographics, chargeable area, competition prices etc. Achieving quarterly business targets by effectively working with CPs and prospects. Draw a list of potential clients/specific target groups through available market data, known/ prior relationships Establish/ maintain relationships with channel partners and explore opportunities of annual business plans with them. Create new Channel partners from Real Estate and Alternate segments, both within the city and outside for increasing spread of Customers. Make a proper profiling of the Prospects in order to effect quality sales Maintain continuous relation with Customers to generate referrals and manage their relationship and any post sales related queries. Participate in launch events/ marketing summits for residential properties by inviting channel partners and potential customers and making presentations Understand the client requirements and expectations in terms of budgets, physical infrastructure requirements, technical requirements etc. Make an effective sales pitch to clients highlighting the unique features of the project/s and the suitability of the project for addressing their requirements. Ensure adherence to the pricing matrix and explain the rationale behind the rates to the client along with the payment schedules Ensure that all KYC documentation are in order and timely collection of payment until signing of the Agreement. Clarify the terms/clauses provided in agreement and oversee the timely completion of the process of registration; in coordination with the Legal team Strict Adherence to Compliance and Audit protocols MIS Reporting Establish and maintain an effective reporting system • Produce and dispense periodical MIS reports Analytical reports of Site visits to facilitate demographic analysis of Prospects and Customers Update CRM for lead management diligently and escalate any technical challenges immediately Diligently churn data to generate prospects and follow up professionally with visited prospects who have not yet closed the transaction Maintain and keep all client/prospect/CP records up to date Always maintain presentability and professionalism. Preferred candidate profile Graduation in any discipline. MBA would be an added advantage Exposure of using any of the CRM solutions like SFDC, Sell. Do, In4Velocity At least 10 years in real estate sales with 3 years in Manager/Senior Manager capacity. Should have sold properties worth and above 2 Cr in Kolkata. Should have an understanding of the prevailing luxury and uber premium real estate market trends and must possess good presentation skills to enable closures with good command over language both written and oral. Should have the ability to develop and maintain good relationships with Property Consultants, channel partners and brokers across Eastern India. Should be a team player with ability to deliver on set goals.
