ARCHITECT1PREDESIGNSite visit for due diligence. Finished document to be stored in library and circulate to entire team with senior architect approval.Generate zoning layout along with design concept route reference images. Circulate the document to Department head for review and for circulation to Client/ SalesPhysical discussion with client for Project brief discussion & Concept route discussionGeneration of pre-design portfolio (Due diligence, MEP questionnaire & concept route) 2CONCEPT DESIGNPrepare multiple options of first cut layout as per the provided requirement considering standards and circulate to Department head/Senior Architect for approval and layout revision comments 3DESIGN DEVELOPMENTNeed to generate material list to procurement to get contact details of vendors. Arranging material board to get approval sign off front client consistiong of samples and other required detailsHosting for internal design presentation to team for feedback. Need to grab the difference in opinion on the design and prepare for consolidated answer 4DESIGN DOCUMENTATIONNeed to get approval from client for Furniture layout, Design presentation & MEP DBRSubmission of furniture layout & false ceiling lyt to MEP team. Submission of GFC dwgs to projects and planning on priority, Demolition dwgs, civil alterations, Modular lineout, lineout, etc.Approved list to be shared to procurement team & costing.Submission of GFC portfolio to projects with site team acknowledgement with transmittal form. GFC Detail drawings has to be explained to the entire team and has to get signed off from Client. 5PLANNINGArchitect has to host project brief to the entire team (Sales, Project, Procurement, VM, Planning, Costing). Sample board/List along with the prepared GFC Portfolio has to be explainedNeed to coordinate for the discussion for BOQ vs IGFC Need to finalise the shop drawings of Modular furniture's, Fire rated doors, Glass partition and doors etc,. 6CONSTRUCTIONVisiting site for quality audit, and report need to be circulated to the team on weekly basis. Snag list to be generated and has to be documented with the entire team ensuring follow up with Project architect & Project Team. 7EXECUTION STAGE QUALITY CHECKStage -1 1)Partition marking, 2)Modular marking. 3)Raceways marking. 4)False ceiling grid marking in RCC slab.Stage-4 Installation of 2nd side boarding in gypsum partition but before starting of jointing tape. Installation of gypsum ceiling but before starting of jointing tape. Stage-5 Conditions of surface before receiving of all final finishes on the partition and wallsStage-6 After final completion and before handover. 8POST CONSTRUCTIONNeed to coordinate for the discussion for IGFC vs As-BuiltPrepare the As built drawing and get the As built Services drawing from Project. Get all the documents, warranty and test certificates from VM, project and planning team.Submit 2 set of handing over document to sales before the date of handing over.
