Job Description

1. Job Summary

The Sales Manager for Office Interiors is responsible for driving revenue growth by aggressively identifying, qualifying,

and securing new design-and-build projects within the corporate real estate market. This role requires a hunter

mentality, deep industry knowledge, and the ability to manage complex, long-cycle B2B sales processes, from initial

lead generation to contract closure.

2. Key Responsibilities

A. Business Development & Client Acquisition (70%)

? Target Identification: Proactively research and target potential corporate clients, real estate consultancies,

project management firms, and tenant representatives involved in office relocation, renovation, and expansion

projects.

? Lead Generation: Utilize networking, cold-calling, industry events, and digital outreach to build a robust sales

pipeline of design-and-build opportunities.

? Relationship Management: Establish and maintain strong, high-level relationships with key decision-makers

(e.g., CEOs, CFOs, Heads of Administration, and Corporate Real Estate Directors).

? Consultative Selling: Conduct deep needs analysis with prospects to understand their business objectives,

space utilization challenges, and design requirements, positioning our design-and-build services as the ideal

solution.

B. Sales Execution & Management (30%)

? Proposal Development: Collaborate with the Design and Estimation teams to create compelling, detailed,

and accurate proposals and presentations that articulate value and differentiate the company's services.

? Negotiation & Closing: Lead contract negotiations, ensuring terms are favorable and compliant, to

successfully close deals and meet quarterly/annual sales targets.

? Market Intelligence: Continuously monitor market trends, competitor activities, and industry developments to

identify new growth areas and inform sales strategy.

? Pipeline Reporting: Maintain accurate, up-to-date sales forecasts and pipeline status in the CRM system,

providing regular reports and insights to senior management.

3. Required Qualifications & Skills

Experience

? Minimum of 3-5 years of progressive B2B sales experience, with at least 2 years specifically in the Office

Interiors, Commercial Fit-Out, Design-and-Build, or Corporate Real Estate services sector.

? Proven track record of consistently meeting or exceeding sales quotas.

? Demonstrable experience managing a long and complex sales cycle (1 to 3 months) involving multiple

stakeholders.

Education

? Bachelor's degree in Business Administration, Marketing, Architecture, Interior Design, or a related field.

Skills & Attributes

? Exceptional negotiation and presentation skills, capable of pitching complex solutions to senior executives.

? Deep understanding of the office design, furniture, space planning, and construction process.

? Proficiency with Excel, Word & PPT.

? High level of self-motivation, organization, and time management.

? Excellent written and verbal communication skills.
