Job Description

The Sales Business Head is responsible for driving the overall sales strategy, business growth, and revenue generation for the organizations real-estate projects. This senior leadership role oversees sales operations, team performance, channel partner management, and customer acquisition. The ideal candidate has deep real-estate market knowledge, strong leadership abilities, and a proven track record of achieving aggressive sales targets.

Key Responsibilities

1. Sales Strategy & Revenue Growth

  • Develop and execute sales strategies to achieve monthly, quarterly, and annual revenue targets.
  • Identify new business opportunities, markets, and customer segments.
  • Drive pricing strategies, inventory management, and market positioning.

2. Team Leadership & Performance Management

  • Lead, mentor, and motivate large on-ground sales teams and sales managers.
  • Set performance goals, monitor productivity, and ensure high conversion ratios.
  • Conduct regular training on product knowledge, negotiation, and closing skills.

3. Project Sales Management

  • Oversee sales planning for new and existing real-estate projects (residential/commercial).
  • Coordinate with marketing, CRM, and project teams to ensure seamless flow of information.
  • Track project-wise sales performance and report progress to management.

4. Channel Partner & Broker Network Development

  • Build, nurture, and expand relationships with channel partners, brokers, and external agencies.
  • Design channel partner engagement programs, incentives, and performance structures.
  • Drive channel sales initiatives to boost project visibility and bookings.

5. Customer Relationship & Key Account Handling

  • Manage relationships with high-value clients and institutional investors.
  • Ensure excellent pre-sales and post-sales customer experience.
  • Resolve escalations and maintain a high level of customer satisfaction.

6. Market Research & Competitive Analysis

  • Analyze market trends, competitor activities, pricing, and demand patterns.
  • Provide insights to management for project planning, marketing campaigns, and pricing decisions.

7. Collaboration & Cross-functional Coordination

  • Work closely with marketing to plan lead-generation campaigns, events, and digital promotions.
  • Coordinate with finance, legal, and construction teams for smooth customer onboarding and documentation.

8. Reporting & MIS

  • Prepare weekly and monthly sales dashboards, forecasts, and performance insights.
  • Present sales results and strategies to top management and stakeholders.

Qualifications & Skills

Educational Requirements

  • Bachelor’s degree in Business Administration, Marketing, or related field.
  • MBA preferred.

Experience

  • 10–20 years of real-estate sales experience, with at least 5 years in a senior leadership/Head of Sales role.
  • Proven track record in residential/commercial project sales.

Technical & Domain Skills

  • Strong understanding of real-estate sales cycles, RERA regulations, and local market dynamics.
  • Expertise in CRM tools (Salesforce, Zoho, etc.) and MS Office.

Leadership & Soft Skills

  • Strong leadership and team management capabilities.
  • Excellent negotiation, communication, and interpersonal skills.
  • Results-driven, analytical, and strategic thinker.
  • Ability to work under pressure and meet tight deadlines.

Salary Range

  • Competitive, based on experience, with performance-linked incentives.

Work Schedule

  • Full-time, with availability on weekends and holidays during high-sales periods.
