- Role is of a property manager is to handle end to end any issues arising. Ranging from Engineering, Housekeeping, clubs, horticulture, mobility, Customer experience, etc. He will ensure the Front Desk Operations at the premise, common area upkeep and maintenance, security, landscaping, etc. are all operating at world class standards and thus contribute to our goal of providing a true high-end experience. The position ensures operations meets the Groups customer expectations, ensuring employee satisfaction and maximizes financial performance Role & responsibilities Report to Management in the event of any major/minor breakdown immediately which would adversely impact Managements business operations Inspect and monitor the functions of building including HVAC, fan coil units, electrical, cable, Civil, plumbing, water supply, sewage, interior design work & lighting etc. To set and monitor process to liaise with contractor for any malfunctions detected. Ensure proper Follow up and completion on rectification works/pending requests and report to Management. Advise team from time to time on performance of the equipments and help to take repair/purchase decisions To ensure that the process of proper cleaning is followed and monitored by the Executive. To ensure a clean, health & hygienic working environment. Establish proactive maintenance principles by adopting planned maintenance activities by in-house and vendors technical team. Establish schedules and frequency for housekeeping and landscape for daily, weekly, bi-monthly, monthly activities. Implement timely AMC renewals and implement maintenance schedule (PPM) to improve life of equipment and services Provide impeccable Client experience for public areas including lobby, retail & common areas by implementing best hospitality and housekeeping standards. Monitor vendors planned activities and identify gaps if any for the purpose of making sure all services are working without any downtime Responsible for Vendor Management, quotation, negotiations & Invoicing in line with statutory compliance checks Establish daily, weekly, and monthly goals for departments and monitor the results. To liaise with vendors on contract renewal. To formulate, implement and monitor the inventory control process and ensure supplies are at maintained at preapproved level. Qualification- Minimum 10+ years of experience in Property Management Services. Bachelor's degree in Mechanical/Electrical Engineering/Operations or any related course. Preferred candidate profile Excellent written and verbal communication skills. Strong organizational and analytical skills. Crisis management Green building certification Technical knowhow of buildings Risk Assessment and management Eye for detail
