Manager / Sr Manager - Occupancy

Job Description

Scope: This position will be overall accountable lead for management and delivery of Occupancy & MAC (Moves and Changes) services for all managed client sites in India. Key Responsibilities: • Demand / Supply Tracking - Overall responsible for tracking, management and reporting of demand and supply of desk capacity at all clients sites witin a city. Ensure all requests from business units for additional desks, surrender, or changes are received and actioned as per agreed process. • Occupancy Management - Provide solutions for meeting such demand within existing portfolio and work with all stakeholders to get necessary approval for execution. Where such requests cannot be catered by existing portfolio or in case of other challenges, engage senior leaders and client to look at alternate options. Support client in optimized use of available desk capacity through re-stacking, desk sharing, agile space, occupancy analysis and other similar strategies and initiatives. • Client Relationship Management Develop relationship and work closely with client project teams, location strategy teams, global webcore helpdesk, regional sensor / security system owners and vendor partners for timely and quality service delivery. • Customer Relationship Management Ensure regular structured enagement with all business unit SPOCs and leadership at city / site level. Provide inputs for optimized usage of assigned desk capacity by sharing occupancy statistics and tracking of growth / vacancy numbers. • ISS Relationship Management - Ensure effective coordination with functional leads including Operations, Finance, Sourcing, HR, Compliance, Engineering & Security services. • Governance / KPIs Ensure understanding and adherence to all governance requirements and KPIs around Occupancy Management. • Standardization – Adapt and follow standardized processes / SOPs on occupancy management. • Team Management – Where applicable, manage a small team ensuring accountability, performance management and backup planning for critical deliverables. • Safety - To conduct day to day operations with due regard to environmental standards, legislation and regulatory requirements. • Financial Controls – Ensure understanding and follow established financial processes & reporting. Qualifications: • Educated to degree level. Qualification in engineering / architecture or business management is desirable. Experience: • Minimum 10 years of experience in service industry with large Indian or multi-national companies, preferably in space planning / occupancy management or real estate function. • Leadership experience in managing occupancy / capacity at large site is desirable. • Good working knowledge of space management / desk sharing / agile workspaces and online reporting tools is desirable. Skills / Abilities: • Strong analytical, planning and organizational skills. • Good relationship management skills with capability to convince customers. • Service oriented outlook with ability to deliver high quality operational performance against tight timelines. • Excellent communicator (written and verbal) in English language. • Team player who supports and shares knowledge with colleagues. • Good commercial awareness with ability to understand and put together financial proposals / budget. • Good MS Office skills, specially in excel and powerpoint
