Job Summary

The Hospital Maintenance Manager is responsible for overseeing the operation, maintenance, and repair of all hospital facilities, equipment, and systems to ensure a safe, functional, and compliant environment for patients, staff, and visitors. This role ensures the hospital infrastructure meets all healthcare regulatory and accreditation standards (such as NABH, JCI, or local authorities).

Key Responsibilities

1. Facility Operations & Maintenance

  • Plan, schedule, and supervise preventive and corrective maintenance of hospital buildings, HVAC systems, electrical, plumbing, and medical gas systems.
  • Ensure uninterrupted operations of critical hospital systems including power backup, elevators, fire alarms, and security systems.
  • Oversee maintenance of biomedical equipment in coordination with the biomedical engineering team.

2. Compliance & Safety

  • Ensure compliance with health, safety, fire, and environmental regulations (e.g., NABH, ISO, local building codes).
  • Conduct routine inspections and audits to ensure safe working conditions and adherence to infection control standards.
  • Maintain all documentation required for audits, licenses, and government inspections.

3. Budgeting & Procurement

  • Prepare and manage annual maintenance budgets and capital expenditure plans.
  • Evaluate vendor proposals and manage service contracts (e.g., HVAC, housekeeping, pest control, waste management).
  • Ensure cost-effective procurement of spare parts, materials, and maintenance tools.

4. Team Leadership

  • Supervise a team of technicians, electricians, plumbers, and external contractors.
  • Conduct training and development programs for maintenance staff.
  • Manage shift rosters to ensure 24/7 coverage of maintenance services.

5. Project Management

  • Support new construction, expansion, and renovation projects.
  • Coordinate with architects, consultants, and contractors for hospital infrastructure upgrades.
  • Ensure all projects are completed within budget, scope, and regulatory standards.

6. Reporting & Documentation

  • Maintain maintenance logs, asset registers, and service records.
  • Prepare and present regular reports on facility performance, downtime, and energy consumption.
  • Recommend improvements for sustainability and energy efficiency.

Qualifications & Experience

Education:

  • Bachelors degree in Mechanical / Electrical / Civil Engineering or Facilities Management.

Experience:

  • Minimum 710 years of experience in maintenance management, preferably in a hospital or healthcare setting.
  • Strong knowledge of hospital systems (HVAC, medical gases, electrical, plumbing, fire safety, etc.).

Certifications (Preferred):

  • NABH or JCI compliance training.
  • NEBOSH, ISO 14001, or equivalent safety certifications.
