Position: Lawyer – Land and Property Law Location: West Bengal Department: Legal Qualification: LL.B from a recognized University Experience: 5 years + Language Proficiency: Bengali & English (Both) Job Summary: We are seeking an experienced and highly skilled Lawyer with expertise in land-related documentation, statutory compliance, and land department work. The ideal candidate will be responsible for managing and drafting land deeds, conducting statutory compliance, handling land records, mutation, conversion, amalgamation and other legal matters associated with land and property. The role requires strong knowledge of land laws and experience in independently handling land related matters in the forum of Panchayat , BLRO , SDLRO and must be capable of drafting , interpreting legal documents in both Bengali and English. Key Responsibilities: Land Documentation: Draft, review, and execute land-related documents including land deeds, agreements, sale deeds, gift deeds, power of attorney, and other property-related contracts. Assist in drafting and reviewing land agreements and ensure compliance with statutory regulations. Prepare and verify land documents such as Parcha, land deeds, and land record updates for legal validity. Statutory Compliances: Ensure that land transactions and documentation are in full compliance with the relevant land laws and regulations. Handle legal aspects of land mutation, conversion of land records, amalgamation and change in land titles. Regularly review and ensure compliance with statutory requirements related to land and property, including land revenue laws. Land Department Work: Liaise with the Land Revenue Department (BLRO), Panchayat and government officials, and other authorities to ensure legal procedures are followed. Assist clients in matters relating to land registration, mutation applications, and other government formalities. Oversee the preparation and submission of applications for land records, including verification of ownership, boundaries, and rights. Land Records & Mutation: Manage and maintain land records, ensuring accuracy and compliance with statutory guidelines. Assist in the process of mutation of land records and title transfer in land revenue departments. Work on updating land titles, property ownership records, and other statutory documents related to land holdings. Land Deeds & Conversion of Land Records: Draft and execute conversion documents for land use, including conversion from agricultural to non-agricultural land and vice-versa. Ensure the proper preparation and registration of land deeds and agreements, including verification of titles and claims. Handle legal documentation and processes required for land deed registrations and conversions with authorities. Independent Drafting in Bengali & English: Independently draft , interpret legal documents, notices, petitions, and agreements in both Bengali and English. Ensure that legal language used in all documents is clear, precise, and in compliance with all relevant laws and regulations. Provide legal guidance and assistance in drafting custom land-related contracts and agreements for clients. Must be capable of handling / creating Due Diligence Report for Land Record of Rights [RoR]. Legal Representation: Represent clients in land-related disputes, court cases, or proceedings involving land transactions and disputes. Provide legal counsel on matters relating to land disputes, ownership issues, boundary disputes, and encroachments. Attend hearings and coordinate with relevant legal authorities, courts, and clients. Required Skills & Qualifications: LLB (Bachelor of Law) from a recognized University. Strong expertise in land-related documentation, statutory compliances, and land revenue laws. In-depth knowledge of West Bengal district level land records, mutation, conversion, amalgamation and related legal processes in the forum of BLRO , Panchayat. Proficient in drafting legal documents in both Bengali and English. Familiarity with the working of the Land Revenue Department (BLRO) and related government agencies. At least 05 years of experience in handling land and property law matters in West Bengal District level. Strong analytical, research, communication & presentation skills. Excellent negotiation and management skills. Preferred Qualifications: Experience in handling legal matters related to land transactions, deeds, and title verification.
