Job Summary: The Estate Manager is responsible for the overall management, maintenance, and smooth day-to-day operations of the society. This includes managing staff, ensuring upkeep of common areas, handling vendor contracts, coordinating repairs and security, and serving as the primary point of contact between residents and the society management. Key Responsibilities: Facility & Infrastructure Management: Oversee maintenance of common areas (gardens, roads, clubhouse, etc.). Ensure proper upkeep of lifts, water supply, DG sets, fire safety systems, sewage treatment plants, etc. Coordinate regular preventive maintenance and emergency repairs. Staff & Vendor Supervision: Manage housekeeping, landscaping, security, electricians, plumbers, and other staff. Monitor performance and schedules of contractors and vendors. Maintain attendance and payroll records of staff. Security & Safety: Supervise security operations and implement safety protocols. Handle access control systems, CCTV monitoring, and visitor management. Address any security breaches or emergencies. Resident Interaction: Address residents’ complaints and service requests promptly. Communicate notices, updates, and schedules effectively. Foster a cooperative and respectful environment. Administrative & Financial Duties: Maintain inventory of equipment, tools, and supplies. Assist in budgeting for maintenance and repairs. Record all expenses and assist in preparing reports for the RWA. Compliance & Legal: Ensure compliance with local municipal, fire, safety, and labor regulations. Maintain documentation related to licenses, AMC agreements, and inspections. Event & Utility Coordination: Support in organizing society events, meetings, and AGMs. Coordinate utilities like water tankers, garbage disposal, pest control, etc. Key Skills & Qualifications: Graduate, preferably in Management, Administration, or related field. 5+ years experience in residential/commercial property management. Strong leadership and communication skills. Knowledge of facility equipment and vendor management. Proficient in MS Office and basic facility software/tools. Work Schedule: Full-time (on-site presence required) Willingness to be on-call for emergencies Compensation: As per industry standards, based on experience and qualifications.
