• Proven ability to hit CPL and cost-per-meeting targets at meaningful monthly spends.
• Data-driven mindset; advanced Excel/Sheets (lookups, pivots) and comfort building Looker Studio dashboards.
• Clear written copy skills for ad creatives and landing page iterations.
• Familiarity with Mumbai micro-markets (BKC, Worli, South Mumbai, Thane, Powai, etc.).
• Basic design chops (Canva/Figma) for quick tests; video edit basics for Reels.
• Knowledge of call tracking, IVR routing, and appointment tools (Calendly/lead form schedulers).
• Exposure to Google Ads Discovery/YouTube as supporting channels.
• ≥95% tracking fidelity (pixel + CAPI + offline conversions) and clean CRM pipelines.
• Consistent creative testing velocity (weekly hypotheses with learnings).
• Predictable weekly pipeline of qualified meetings per project.
• Opportunity to scale performance marketing for marquee luxury projects.
• Close collaboration with leadership; fast decision cycles and visible impact.
