Key responsibilities: Costing & Budgeting Develop and manage project cost estimates, budgets, and forecasts for real estate projects. Prepare and validate Bill of Quantities (BOQ). Conduct rate estimations and ensure cost optimization. Lead costing, budgeting, and billing activities with a focus on real estate projects. Monitor and control project expenditures to ensure adherence to approved budgets. Perform detailed analysis of project cost components, including materials, labor, and overheads. Prepare comprehensive cost plans aligned with project timelines and milestones. Conduct variance analysis, identify deviations, and recommend corrective actions. Collaborate with cross-functional teams (design, procurement, construction) to maintain cost efficiency without compromising quality. Billing & Payments Oversee the complete billing process for contractors, vendors, and consultants. Validate invoices against approved work orders and ensure timely processing. Prepare and review interim and final bills in compliance with project and contractual terms. Coordinate with project teams to ensure accurate measurements and certifications of work completed. Manage payment schedules and ensure timely disbursement of funds. Resolve billing discrepancies and maintain accurate financial documentation. Reporting & Compliance Generate and analyze periodic reports on cost performance, budget utilization, and billing status. Ensure compliance with all regulatory and organizational financial standards. Assist in internal and external audits, providing all necessary documentation. Stay updated on industry trends, best practices, and cost management tools. Key Requirements Experience Total: 1015 years of experience, with a minimum of 5–6 years in real estate (group housing/residential high-rise projects is mandatory). Proven experience in BOQ preparation, rate estimation, and billing processes. Prior experience in handling teams is mandatory (managing 1 on-roll, 2 off-roll, 1 MEP, and additional resources as per business needs). Candidates working as consultants for Godrej are excluded from consideration. Education Bachelor’s degree in Civil Engineering (B. Tech/BE). MBA/PGDM or a postgraduate qualification from NICMAR or RICS is preferred. Key Skills & Competencies Technical Expertise: Strong knowledge of cost estimation, budgeting, and billing processes in the real estate sector. Proficiency in tools such as MS Excel, Tally, ERP systems, and project management software. Analytical Abilities: Exceptional analytical and problem-solving skills with keen attention to detail. Leadership Skills: Demonstrated ability to lead and manage teams effectively. Interpersonal Skills: Strong communication skills for collaborating with internal and external stakeholders.
