Job Title: Business Development Executive Property Acquisition & Retail Expansion Department: Business Development Reports To: Business Development Manager / Head of Expansion About Specsmakers: Specsmakers is a leading optical retail chain, committed to providing high-quality eyewear at affordable prices. We are rapidly expanding our footprint across multiple cities and are looking for dynamic professionals to drive our retail growth strategy. Job Summary: The Business Development Executive will be responsible for identifying, evaluating, and acquiring suitable retail properties for Specsmakers. The role requires in-depth catchment analysis, negotiation with property owners, and executing retail expansion strategies to enhance brand presence. Key Responsibilities: Property Acquisition & Leasing: Identify and acquire high-potential retail locations based on market research, catchment analysis, and footfall trends. Catchment Analysis: Conduct thorough demographic studies and competitive mapping to assess potential locations for new stores. Retail Expansion: Develop and implement strategies for retail store openings in line with the companys growth plan. Negotiation & Closure: Engage with property owners, landlords, and real estate brokers to negotiate favourable lease terms and agreements. Market Research: Stay updated on emerging retail trends, competitor expansions, and industry developments. Site Visits & Assessments: Conduct on-ground visits to potential locations, evaluating factors like accessibility, visibility, and commercial viability. Stakeholder Management: Collaborate with internal teams including Operations, Finance, and Legal to ensure seamless store launches. Data Management & Reporting: Maintain and update a database of potential properties, lease terms, and market insights for informed decision-making. Qualifications & Requirements: Bachelor's degree in Business Administration, Real Estate, Marketing, or a related field. 2-5 years of experience in business development, retail expansion, or property acquisition, preferably in the optical, retail, or F&B sectors. Strong analytical skills to assess market potential and competitor landscape. Excellent communication, negotiation, and interpersonal skills. Ability to travel extensively for site visits and market assessments. Proficiency in MS Office (Excel, PowerPoint) and GIS mapping tools is an advantage. Why Join Us?
