Salary Range: Salary + Performance Bonus + Medical Insurance + Travel Allowances

Education: MBA / PGDM from a reputed Business School

Requirement: Own Vehicle & Valid Driving License (Mandatory)

Position Summary

The Assistant Vice President – Sales at Dwaraka Group will spearhead all commercial sales and leasing operations across the company’s premium A-Grade office properties in Hyderabad.

This leadership role demands a strategic, self-driven professional who can manage the entire business development cycle — from identifying clients and negotiating deals to managing relationships and ensuring continuous revenue growth.

The VP / AVP will be responsible for building corporate relationships, driving occupancy across existing assets, managing property sales and leasing, and ensuring the company’s brand is strongly represented in the Hyderabad commercial real estate market.

Key Responsibilities

1 Sales Leadership & Revenue Growth

Develop and execute strategic sales plans to achieve monthly, quarterly, and annual revenue targets.

Build and manage a high-value client funnel across MNCs, startups, IT/ITES firms, co-working operators, and financial institutions.

Create and monitor sales forecasts, identify potential business gaps, and take proactive measures to meet goals.

Ensure optimal occupancy levels across the portfolio and maximize rental yields for all managed properties.

Manage the P&L ownership for the sales function and track ROI on marketing and client engagement activities.

2 Client Acquisition & Relationship Management

Identify, connect, and establish relationships with key decision-makers (CXOs, Admin Heads, Facility Managers, Real Estate Heads).

Conduct corporate presentations, site visits, and property walkthroughs for prospective clients.

Build and nurture long-term client relationships for continuous business and referrals.

Maintain a client database with detailed tracking of inquiries, follow-ups, proposals, and conversions.

Provide end-to-end client support—from first inquiry to agreement closure and handover.

Attend industry networking events and forums to increase Dwaraka Group’s market presence.

3 Deal Structuring, Negotiation & Closure

Prepare and finalize commercial proposals, pricing models, and lease/sale terms.

Lead negotiation meetings with clients to ensure mutually beneficial agreements.

Draft and coordinate with the legal team for documentation like LOIs, MoUs, and Lease Deeds.

Ensure proper execution of all agreements, compliance with company policies, and statutory requirements.

Drive timely collection of advance and monthly rentals.

Maintain strong coordination with finance for invoicing, brokerage settlements, and payment

clearances.

4 Property & Portfolio Management

Oversee daily operational management of 4–5 premium commercial properties.

Conduct regular site inspections to check property condition, security, housekeeping, and maintenance quality.

Liaise with vendors for property repair, renovation, and facility enhancement.

Ensure tenant satisfaction and quick resolution of property-related issues.

Monitor upcoming property vacancies and plan proactive leasing strategies.

Support procurement and onboarding of new vendors, negotiate service contracts, and track vendor payments.

Maintain digital property files with lease details, client records, and asset performance metrics.

5 Market Research & Business Intelligence

Keep abreast of Hyderabad’s commercial real estate trends — demand, rental rates, new project launches, and competitor analysis.

Provide quarterly market intelligence reports to management for strategic decision-making.

Identify and analyze new property acquisition opportunities aligned with Dwaraka’s growth plan.

Maintain strong relationships with local brokers, IPCs (International Property Consultants), and industry networks for deal flow and referrals.

Suggest marketing and branding initiatives based on customer insights and market movements.

6 Team Collaboration & Cross-Functional Alignment

Collaborate closely with Marketing for lead generation campaigns and property branding.

Coordinate with Finance, Legal, Operations, and Facility Management for smooth deal execution.

Provide inputs for design, renovation, or tenant improvement works based on client needs.

If assigned a junior sales executive, mentor and guide them to enhance sales efficiency.

Report directly to the Managing Director with periodic updates on sales pipeline, client status, and property performance.
