Job Description

Position Overview

Common Area Maintenance (CAM)

Key Responsibilities

  • CAM Management

    • Prepare, monitor, and reconcile CAM budgets, ensuring transparency and accuracy in cost allocation.
    • Track expenses related to utilities, security, housekeeping, landscaping, and other shared services.
    • Coordinate with finance teams for CAM billing, audits, and tenant invoicing.
    • Provide detailed CAM reports to management and tenants, highlighting variances and corrective actions.
  • Operations & Maintenance

    • Oversee daily facility operations including HVAC, electrical, plumbing, fire safety, and housekeeping.
    • Ensure preventive and corrective maintenance schedules are executed effectively.
    • Implement sustainability initiatives to reduce energy and water consumption in common areas.
  • Vendor & Contract Management

    • Manage service providers for CAM-related services (security, housekeeping, landscaping, etc.).
    • Negotiate contracts and monitor vendor performance against SLAs and KPIs.
  • Compliance & Safety

    • Ensure compliance with statutory requirements, building codes, and fire safety regulations.
    • Conduct regular safety audits and emergency preparedness drills.
  • Tenant & Stakeholder Relations

    • Act as a point of contact for tenants regarding CAM queries and facility-related concerns.
    • Communicate CAM policies, billing breakdowns, and operational updates clearly and professionally.
  • Budgeting & Reporting

  • Assist in preparing annual facility and CAM budgets.
  • Generate monthly/quarterly reports on CAM expenses, facility performance, and improvement initiatives.

Qualifications & Skills

  • Bachelors degree in Engineering, Facilities Management, Real Estate, or related field.
  • 6-8 years of experience in facility management.
  • Strong knowledge of building systems and CAM cost structures.
  • Proven experience in vendor management and contract negotiations.
  • Familiarity with statutory compliance and safety regulations.
  • Proficiency in MS Office & Google Sheets.
  • Excellent communication, analytical, and problem-solving skills.

Note: Candidate from Western line will be preferred.
